Warning signs

Signs your garage door needs a repair

If the door looks unsafe, stop using it and describe what you see when you ask for quotes.

  • A loud bang from the garage, then a door that won't lift
  • A visible gap in the spring above the door
  • The door hangs crooked or a roller has left the track
  • A cable looks loose, frayed or off its drum
  • The opener hums or clicks but the door stays put
  • The door starts down, then reverses or won't close
  • Grinding, squealing or a jerky, shaky ride
  • Dents or cracked sections after a hailstorm
Right now

Door stuck right now?

  • Stop pressing the button. Running the opener can make a stuck door worse.
  • Leave springs and cables alone. Torsion springs store enough energy to cause serious injury. Leave spring and cable work to a trained technician.
  • Pull the emergency release only with the door closed. On a door that is open or partly open, a broken spring can let it drop once the opener lets go.
  • Send a request or call. Say what the door is doing and whether a car is stuck inside.

Power out? Check the CPS Energy outage map first. Manufacturer guidance for opening a door by hand: make sure the door is closed and the springs are intact, unplug the opener so it can't start if power returns, then pull the red release cord. Don't force a door that feels too heavy.

During long outages, like February 2021, an opener without battery backup won't lift the door; know where your manual release is. Battery backup is optional in Texas (California requires it; Texas does not). To talk it through, call (726) 600-2478.

Local factors

San Antonio homes and garage doors

Older doors near the center, bigger ones farther out

The median home in San Antonio was built in 1985. About 58.7% of homes are one-unit detached houses, 52.2% are owner-occupied, and the median owner-occupied value is $235,700 (Census ACS 2020–2024).

Close to downtown, housing is older. In the ZIP code that takes in Monte Vista and Tobin Hill (78212), the median home was built in 1949. Homes that old tend to have single-car or detached rear garages, since they predate the two-car garage. On the far north and far west sides, newer subdivisions more often have attached two- and three-car doors. In ZIP 78258, around Stone Oak, the median home was built in 2005.

Many San Antonio communities, including Stone Oak, The Dominion, Timberwood Park and Fair Oaks Ranch, have architectural committees. Get written approval before changing door style or color.

Long summers and spring hail

San Antonio averages about 122 days a year at 90°F or hotter and about 18 at 100°F (NOAA 1991–2020 normals), and 2023 set a record with 75 days at 100°F or more (National Weather Service). Long stretches of 100-degree days can dry out bottom seals and thin lubrication. Many openers have a thermal overload that can stop the motor when it overheats. See opener repair.

Low afternoon sun can shine into a photo eye and keep the door from closing. See sensor repair.

On April 12, 2016, hail up to 4.5 inches fell on northwest San Antonio; NOAA and the Insurance Council of Texas put damage near $1.36 billion. Most large-hail reports in Bexar County come in March, April and May (NOAA Storm Events, 1995–2026). Many dents are cosmetic. See panel replacement and hail damage.

Requests come from all over the city, including these areas.

  • Stone Oak on the north side, where many subdivisions have architectural committees
  • The Dominion in the northwest, where the HOA reviews exterior changes
  • Alamo Ranch and Westover Hills on the far west side
  • Medical Center, which is mostly apartments
  • Monte Vista and King William, both city historic districts
Texas rules

Licenses, permits and historic districts

Licensing. Texas doesn't license garage door companies (TDLR has no garage door program). New outlets or circuits for an opener are electrical work for a licensed electrician. San Antonio asks contractors to register with Development Services before it issues permits; the city says contractors register before permits are issued.

Permits. Inside San Antonio city limits, the city's No Permit Required list includes replacing existing doors, and its repair-permit form says like-for-like door replacement needs no permit. Changing the size of the opening does need a permit. Alamo Heights lists replacing doors among work that needs a permit. In historic districts like King William and Monte Vista, exterior changes need a Certificate of Appropriateness from the Office of Historic Preservation. Rules differ by city; ask the installer or call your city.

Historic districts. The Office of Historic Preservation's design guidelines (2012) ask that replacement garage doors be "compatible with those found on historic garages in the district (e.g., wood paneled)." Where the door can't be seen from the street, "modern paneled garage doors may be acceptable."

FAQ

Garage door repair questions

Is San Antonio Garage Door Experts a garage door company?

No. San Antonio Garage Door Experts is a free quote-matching service, not a garage door company, and it is not any similarly named local business. Independent companies serving San Antonio, TX and nearby towns reply with quotes, and the company you choose sets its own prices and warranty terms.

How much does garage door repair cost in San Antonio, TX?

Fixr puts a typical garage door repair at $150–$350, with an average near $250 (Jan 2025). Spring replacement runs $120–$350 in Fixr's figures and $300–$540 in This Old House's (Mar 2026). These are published national estimates, not quotes, and San Antonio-area quotes vary. See the cost guide and calculator.

Can I open my garage door with a broken spring?

It's best not to. With a broken spring, the door can be much heavier than it looks and may drop. Pull the opener's emergency release only with the door closed, and don't lift it by hand or force it with the opener. Torsion springs store enough energy to cause serious injury. Leave spring and cable work to a trained technician.

Do garage door companies need a license in Texas?

Texas doesn't license garage door companies (TDLR has no garage door program). New outlets or circuits for an opener are electrical work for a licensed electrician. Inside San Antonio, the city says contractors register with Development Services before permits are issued.

Do I need a permit to replace a garage door in San Antonio?

Often not for a same-size swap, but confirm it. The city's No Permit Required list includes replacing existing doors, and its repair-permit form says like-for-like door replacement needs no permit; neither names garage doors. Changing the size of the opening needs a permit, and historic districts need a Certificate of Appropriateness. Development Services: 210-207-1111.

Does homeowners insurance cover hail damage to a garage door?

Homeowners policies often cover sudden hail damage, subject to your deductible and policy terms; check with your insurer. No one can promise a claim will be paid. Photograph the door and note the storm date first. See panel replacement and hail damage.
